With a fast-growing economy and burgeoning middle class, India has been a hot market for foreign investors for more than a decade.

Yet for two prominent hedge fund managers, a bet on Indian real estate has turned into a giant quagmire: $1.6bn invested by them and others, they say, over 10 years, and only $250m returned to the investors.
